Located at 1200 N Warson Rd in Warson Park, Five Oaks on Warson offers rental spaces for events big and small. The new multi-purpose function rooms are flexible spaces suitable for groups from 10 to 128+. The main function rooms include round tables, chairs, catering kitchen (additional fee), built-in AV and lighting controls, and dedicated HVAC systems. The catering kitchen supports all catering needs, and keeps the clutter out of your event space. The gymnasium provides space for both athletics rentals and events*. With a climbing structure and Imagination Playground the indoor playground is a great place for a child's birthday party**

Rentals must be made 30 days in advance, 90 days for gym reservations. Exceptions may be made at the discretion of the facilities coordinator.
Cancellations: If the rental is canceled in writing more than (30) thirty days before the event, any monies paid in excess of the non-refundable deposit will be refunded.
Vendor Insurance is due 30 days in advance.
Full amount due at time of reservation, including damage deposit if less than 30 days out. Payment options are available if more than 30 days away from the event.
An additional hourly fee is required for rental events that extend past regular open hours, holidays, and for full building rentals. Regular hours end at 9pm Monday-Friday and 5pm Saturday-Sunday unless otherwise stated. Rentals may run until 11pm with an additional hour for clean up to midnight (12:00am).
There is no additional set-up or clean-up time allowed for the facility. Renter will have access to the facility only during those times stated in the contract. Renter, guests, and vendors must leave the facility promptly when the contracted rental time is over. If the renter exceeds the time on the contract, an additional $50 per quarter hour will be charged for each quarter hour the renter exceeds.
Violation of any event rules will result in a full or partial deduction of the deposit refund.
*Gym rentals are available from 5pm to 11pm (Set up and clean up times must be within this time frame) on Saturdays and Sundays ONLY, tables and chairs are NOT included, we do have recommendations for rental services. Clean up can go to 12am (additional fee)
**Indoor Playground parties: One hour minimum rental of one of our multipurpose spaces + one hour in the Indoor Playground for an additional $50. Food/drink not allowed in the Indoor Playground. Additional time may be added for the hourly rate.

Hourly Rental Rates - 2026
Hourly rentals are made on a first come-first serve basis. Fees are payable at time of booking. Full payment guarantees the date. Private rentals for minors require adult supervision. All Olivette parks and facilities are smoke free.
Youth Day Pass Group Rate with Room Rental
Facility use group rate day passes are available with room rentals for youth parties sized 1-15 people. Groups larger than 15 people will need to rent the entire space. Day-use passes allow you access to the playground, gymnasium, and gaming nook.

- Prices are per person and are only charged for the youth guests, chaperons are free.
- Chaperons/Adult supervision at the ratio of 1:12 is required for all areas used.
- The headcount must be submitted the Monday before the event. More can be purchased on the day of the event but there are no refunds on passes not used.
- Passes are good only for the day of the event.
